NOTICE TO PROSPECTIVE TENANTS
CONFIRMATION OF FEES

Should you wish to apply to rent a property available through McCartneys LLP each prospective tenant will be required to complete an Application form which will then be passed to Rent4Sure Referencing Service. This reference will check your credit history, confirm details of your income and where applicable obtain references from your current landlord. Please note that submitting an application does not automatically mean you will be accepted for the property, the status report will be passed to the landlord for a final decision.

There is a non-refundable charge for this referencing service as follows: 

  • Comprehensive Plus

£35.00 plus VAT (£42.00)

In some cases we may require an alternative type of reference and the charges for these are as follows:

  • Credit Profile Plus

£14.00 plus VAT (£16.80)

  • Guarantor's Application

First guarantor application is free

  • If first guarantor is found not acceptable by Rent4Sure then the charge for the Second Guarantor's Application is

£35.00 plus VAT (£42.00)

Please note all fees quoted for referencing are per person

In addition if your application is successful there is an administration charge of £125 + VAT (£150.00) for drafting the tenancy agreement – this fee is per property not per person.

A deposit will be required equivalent to a months rent (unless stated otherwise) together with the first months rent in advance. These will need to be cleared funds on or before the commencement of the tenancy. Please note that all Assured Shorthold Tenancies are for a minimum period of six months.

If you are considering sharing a property please note that all parties named on the Tenancy Agreement are jointly and severally liable to comply with the stated terms within the agreement.

Some of our clients do have specific requirements e.g. non-smokers, no pets. Please check prior to viewing that you would be eligible for the property concerned.

Applications from persons under the age of 18 will not be considered.

NOTICE TO PROSPECTIVE LANDLORDS
CONFIRMATION OF FEES

 

TENANT FIND SERVICE ONLY – One Months Rent plus VAT

Example – If monthly rental is £375 then our fee to find a tenant would be £450 including VAT

This service includes

  • Producing details to be displayed in our office
  • Placing a window card in our rental window
  • Free advertising on our nationally advertised web site, www.mccartneys.co.uk and our

properties are also featured on Rightmove and the new property portal On The Market

  • Advertising in the local newspaper
  • Producing a full written schedule of condition and inventory for the property together

with a photographic schedule

  • Taking up of full credit checks/references on prospective tenants (a fee of £42.00

payable by the prospective tenant to rent4sure referencing service)

  • Drafting of an RICS tenancy agreement (administration charges payable by tenant)
  • Registering the deposit with The Deposit Protection Service

 

Additional Fees

 

To serve Section 21 notice on behalf of the Landlord                £60 including VAT .

Hourly Rate for dealing with insurance claims                            £60 including VAT

Hourly Rate for dealing with Dispute Resolution Service £60 including VAT

Fee to arrange certificate/safety check                        £12 including VAT per document

 

TENANT FIND AND FULL MANGEMENT SERVICE –  Typically Two Thirds months rent plus VAT + Management fee monthly thereafter

Example: If monthly rent is £450.00 then our initial fee would be £360.00 and then 10% of the monthly rent plus VAT thereafter - £54.00 per month.

  • Regular inspections of the property
  • The collection and monitoring of rent (please note that we cannot guarantee rental payments however the credit referencing company we use called rent4sure do offer these insurances to Landlords)
  • Arranging and overseeing of maintenance issues.

Redrafting/renewing tenancy agreements within an existing tenancy            £60 including VAT
