McCartneys are pleased to be favoured with instructions to offer for sale this block of prime agricultural arable land on the behalf of Mrs Joyce Lewis. The land extends to 116.45 acres or thereabouts and is for sale as a whole or in two lots. With the exception of approximately 2½ acres the land is all under the plough, but is as equally capable of producing excellent arable or pasture crops.
Situation
The land is situated approximately 1½ miles South West of the market town of Craven Arms in South Shropshire. From Craven Arms travel West on the B4368 on leaving the town fork left into Park Lane sign posted Rowton. The land is approximately 1 mile and is dissected by Park Lane.
Single Farm
Entitlement The vendor will use their best endeavours to transfer, subject to Defra rules, the relevant units on non-SDA English Single Farm Payment Entitlements for the 2009 scheme year.
Tenancies The land is currently let on a Farm Business Tenancy until the 30th September 2008. Vacant possession will be given on 1st October 2008.
Contracts The successful Tenderors will be required to sign and exchange contracts and pay a 5% deposit, no later than Friday March 28th 2008. A copy of the contract will be available for inspection for 14 days prior to the closing of tenders at McCartneys, Craven Arms Office.

Method of sale
The land will be offered for sale by informal tender offers to be received by the Agents by 12 noon on Wednesday 19th March 2008 at the Craven Arms Office in a sealed envelope and marked “Land at Rowton”. The vendors reserve the right to not accept any offer or the highest offer

The successful tenderor will be expected to sign and exchange contracts by Friday 28th March 2008.
