    While Talent Shows fill our screens at home it is easy to forget about the real talent and hard work of those around us. McCartneys are proud to encourage and support our staff to further their chosen careers; after all they have real talent and are the future of the company.
    We are therefore proud to announce that two of our members of staff have recently passed exams to achieve professional qualifications. Laura Morris from our Newtown Office has passed the RICS Assessment of Professional Competence and is now a Member of the Royal Institution of Chartered Surveyors (RICS). She is now a Chartered Residential Property Practice Surveyor and also a member of the RICS Registered Valuer Scheme.
    “RICS is the world’s leading professional body for qualifications and standards in land, property and construction, I am delighted to have gained membership to such an esteemed international organisation and it was an honour to visit the RICS headquarters in Westminster, London to collect my diploma from the president of the RICS, See Lian Ong says Laura
    Laura is Branch Manager of the Newtown Office and deals with all manner of property matters right across Mid Wales from the Shropshire Borders to the Welsh Coast.
    Anneka Cowell based at out Ludlow Office is also celebrating after gaining a BSc (Hons) in Estate Management. Anneka has completed a 4-year distance learning degree course through the College of Estate Management and can now go on to complete the RICS Assessment of Professional Competence to become a Member of the Royal Institution of Chartered Surveyors (RICS).
    “The course has developed my skills and knowledge in different aspects of estate management.   • New Focus on Cleobury pays dividends

    Re-opening the Cleobury Mortimer office to five and a half days manning has already paid early dividends.

    We have been asked by Bovis Homes to list three properties on their Cleobury Meadows site and a few new instructions, complimenting that the amended office manning influenced their decision to instruct us.

    Michelle Deane and Kate Collins continue to work hard in providing a great service from our Cleobury office and help during this period has been given by Chris Smith, Chris Rees, Zoë Herbert and Greg Bayliss enabling a good rapport to be entered between the existing Phipps and Pritchard offices and the Cleobury and Tenbury Wells offices, Chris Rees has also been visiting the Tenbury Wells office regularly.

    All of this helping to create the new team – ‘The Wyre Team’ and continuing our excellent service throughout our extended network.

  • To Auction, or not to Auction?

    McCartneys are in full preparation for another year of property auctions as the Spring of 2012 approaches. In 2011, around three million pounds worth of property and land was sold by auction despite the fact that it was considered by some people to have been a difficult year.

    Our Hay-on-Wye Office is no exception, Senior Consultant, Ryan Williams commented “we have developed a reputation for selling all sorts of things by auction at McCartneys and although the regular diet of things like farms, farmland, woodland, etc are still, almost always, best sold by auction, there is also the opportunity to sell unusual or one off properties, derelict chapels, tumble-down cottages, old barns, etc. Not every property is suitable to auction, but this mechanism of sale has some very strong advantages. This includes that fact that it is a clear transparent transaction, which is fair to everyone, where there is certainty at the end of it, as the purchaser signs the contract on the night and completes on a pre-agreed date, usually a month later. Where there is likely to be keen competition for something – especially blocks of good quality farmland for example, then there is no finer way to ensure the best possible price and each lot can always be protected by a carefully judged reserve."

    Auctions can also be places where certain property comes to the market when a rapid sale has become a priority and although that is not always necessarily the way to achieve the top price, it does have the benefit of bringing matters to a conclusion within a pre-set time frame.

    On the purchaser’s side, auctions also have merit of being decisive and there are exciting opportunities to use your status as a cash buyer to secure the property you want at the price you want to pay.

  • Auction Success for Phipps and Pritchard with McCartneys at New Venue

    Our first property auction of 2012 was held on Wednesday 14th March 2012 at The Garden Room of The Stone Manor Hotel and was a great success. There was a terrific response to our marketing campaign creating a vast number of viewings which resulted in a packed sale room on the night and spirited bidding. Equally we have no doubt that our prestigious new venue – The Stone Manor – also played an important role in the success too being a landmark location, extremely convenient to get to and offering lots of parking.

    Of the eight properties offered six were sold under the hammer and the results were as follows:

    5 Comberton Road, Kidderminster had a guide price of £50,000 - £60,000. This three storey Victorian house received over 40 viewings and pleasingly it sold just over the top end of the guide price for £61,000.

    22 The Foxholes, Kidderminster is a classic bay fronted inter-war house set within the Greenhill area of Kidderminster and was guided between £75,000 & £90,000. Again there was strong competition to purchase producing a good sale price of £90,000. As with Comberton Road there was intense viewing activity.

    56 Puxton Drive, Kidderminster is a three bedroom semi-detached house set within the popular Marlpool Gardens estate and has a privileged position overlooking the Puxton Marsh Nature Reserve. The guide price was £100,000 - £120,000 and once more a sale was achieved at the top of the guide price with the hammer falling at £120,000.

    28 – 29 New Road, Kidderminster is a little different from the other lots, in that, it is a commercial property suitable for a variety of different uses. The guide was £60,000 - £70,000 and a sale at £65,000 followed.

    Over in Stourport-on-Severn the sale of Goldthorn Bungalow located in Titton saw some determined bidding. This was a small but interesting bungalow having a semi-rural position and being set in about 0.3 of an acre and with planning permission for extension. The guide was £75,000 - £100,000 but this was well exceeded making an excellent price of £114,000.

    Lastly, the star of the show came to be 10 Heathfield Crescent, Kidderminster. Heathfield Crescent is a small cul-de-sac at the top of Greatfield Road. The property is a small 1930’s two bedroom semi-detached house in need of extensive refurbishment but having immense potential for extension (subject to planning permission). The house was guided between £75,000 & £1000,000 and there was incredible interest. In all there were nearly 60 viewings. This sale produced a few moments of drama with the hammer almost falling only then for a fresh bid to be made. The eventual sale price was a very impressive figure of £122,000.

    In conclusion, realistic guide prices are essential in order to generate good initial interest but the other key factor in obtaining a good price at auction is often the lead time allowed for marketing. Anywhere between four and eight weeks is ideal and with this in mind we are now seeking lots for our May auction.     Despite the gloomy newspaper reports on the property market McCartneys are experiencing high levels of enquiries and sales in the first month of 2012, properties to let are also experiencing unprecedented levels of demand.

    Debbie says “Our offices are busy, viewings are up and general enquiries indicate that there are many people wishing to make a move in 2012. Properties are letting very quickly and we have tenants waiting for further stock to become available.”
