McCartneys report a very successful 2006 for farms and land sales. McCartneys have handled sales publicly and privately on behalf of clients, totalling approximately 2496 acres, during 2006, with great success.
The farms and rural land market throughout Wales and the West Midlands is extremely buoyant at present, created by a number of factors, to include, lack of supply, created by Single Farm Payment, Inheritance Tax concessions for agricultural land and property, together with the life style buyers.
Bare land values in 2006 in the region ranged as follows:
Herefordshire (Lowland) £4750 to £6000 per acre
Herefordshire (Hill land) £3000 to £4000 per acre
Herefordshire (Pony paddocks) £10000 to £24000 per acre
Shropshire (Lowland) £3500 to £5000 per acre
Shropshire (Hill land) £2000 to £3250 per acre
Shropshire (Pony paddocks) £8000 to £17000 per acre
Worcestershire (Lowland) £3500 to £5000 per acre
Worcestershire (Pony paddocks) £9000 to £22000 per acre
Powys (Lowland £4000 to £5500 per acre
Powys (Hill land) £1650 to £3000 per acre
Powys (Pony paddocks) £6000 to £22000 per acre
Fully equipped farms, to include, farmhouse, buildings and land range as follows:
Herefordshire (Lowland) £8500 to £12000 per acre
Shropshire (Lowland) £8000 to £10000 per acre
Shropshire (Hill farms) £4000 to £7000 per acre
Worcestershire (Lowland) £8000 to £10000 per acre
Powys (Lowland) £7000 to £11000 per acre
The 2006 farm and land market in the region received a large amount of interest and we have many disappointed under bidders looking to purchase land throughout Wales and the West Midlands.
The outlook for 2007 indicates that farm and land prices will remain firm and inline with 2006 together with a possible increase in fully equipped farm values depending on the quality of the house and buildings.
