GENERAL REMARKS AND STIPULATIONS
1. POSITION
Proceeding from Worcester to Pershore on the A44. In Stoulton turn right. Follow signs for Wadborough. From Wadborough proceed to Besford and the main farm and blocks of land lie round St. Peters Lane.
2. DESCRIPTION
All of the lots have good access either direct from public highway or well maintained tracks. The land is in the main level or gently undulating. There are wide gateways. The soil is a stiff loam being well drained and yet in good heart. Much of the land is in grass and therefore licensees will have the advantage of first corn crops.
3. BASIS OF LET
The land is let on an arable licence from Thursday 14th February 2008 to Monday 29th September 2008. The licensor will retain the Single Farm Payment. In the event of a wet harvest there will be a right of holdover until crops can be cut. Before the commencement of the licence the licensor will spread manure over the stubble fields on the various lots.
4. SINGLE FARM PAYMENT
The single farm payment will be retained by the licensor. As part of the standard arable licence the licensee will be required to indemnify the licensor against any losses of the single farm payment caused by breaches of cross compliance as a result of the licensees actions.
5. INGOING VALUATION
There will be an ingoing valuation payment for the Winter Wheat crops as indicated for each lot. This valuation is based upon seed fertilizer and labour only and has been calculated at £87.50 per acres with no figures being added for enhancement.
6. VIEWING
At all reasonable times. Boards are on the various lots. All further details may be obtained from the vendor on (01386) 552677 or (01386) 553465.
7. MAIN POINTS IN LICENCE
a. The land is let for arable farming only and for the harvesting of such crops purchased at valuation. No potatoes may be grown.
b. The land is let from Thursday 14th February 2008 to Monday 29th September 2008.
c. The licensee will pay an ingoing valuation for such lots as indicated below.
d. The licensee agrees to leave the land in a tidy condition. The Licensor will cut hedges and maintain ditches as at present.
e. A right of holdover is granted in the event of a wet harvest.
f. All ingoing valuation monies for growing crops must be paid in advance of occupation but licence monies will be paid in two halves. Half before occupation. The remaining half on 30th June 2008.
In the event of non payment of the second half the licensee will loose all rights of occupation and forfeit growing crops without any right to compensation thereof.
g. The licensee must satisfy himself as to the correctness of these details and must satisfy himself as to all pertinent facts before tendering.
h. The landowner retains the right to occupy the land for all purposes which are not inconsistent with the growing of the crops indicated.
8. TENDER PROCESS
The licensor is not obliged to accept the highest tender or indeed any of the tenders.
