1.78 ACRES OF PASTURE LAND

DESCRIPTION
The land comprises a single enclosure of level productive pasture land extending to approximately 1.78 acres and being designated OS number 4221 on the Ordnance Survey. The land has direct public highway access onto the Ludlow Tenbury Wells road (A456). There is mains water to the front of the property but a connection has not been made. The land is sold with the benefit of planning permission for a 50’ by 15’ barn. The details of this planning permission are attached.

The land is not registered for the purposes of the Single Farm Payment. The land is in good heart and in a renowned farming area. The position and extent of the land are shown on the plan attached being edged in red.

The car park area on the road frontage belongs. There is an agreement however which states as long as a dog kennels exists in the adjoining property the owners have rights to park vehicles. This right is extinguished in the event that the said property ceases to be used as a dog kennels for a period of more than three months.
