Property Details
DESCRIPTION
The subject property comprises approximately 22½ acres of pasture and woodland situated to the south west of Llangynidr Village and formerly part of the nearby Llwyn-yr-êos farm, which is being sold as an earlier lot on the same day. It comprises four sizeable enclosures together with two areas of deciduous woodland, all of which fronts on to a council maintained roadway to the north west and the Crawnon River, along which there is long frontage to the south east.
LOCATION
The land is situated off the northern most Dyffryn Crawnon loop road, just a few hundred yards from the outskirts of the village, near to the western canal bridge and the Crawnon River Bridge.
ACCESS
The land has two gates opening onto the council roadway, which therefore provides good access.
WATER
There is ample water available in the Crawnon River to the east. There are no tanks serving the land from the farm supply. The tank in enclosure 1565 will be moved before completion.
THE LAND
The land has a mainly easterly or southerly aspect and is ideal for grazing, horticultural or arable use with valuable amenity areas also. There are approximately 3½ acres of deciduous woodland, some of which is steeply sloping and the land enjoys a long frontage onto the river, which provides a valuable amenity. A particular feature is the weir, sluice and waterfall just outside the boundary that captures water that serves the Monmouthshire and Breconshire canal to the north. There are some attractive conservation areas and the land would be ideal for entry into Environmental Schemes (subject to qualifying factors).

There is a footpath that skirts that land to the east.
HILL GRAZING RIGHTS
Part of the land known as Pentwyn Field has Hill grazing rights for 40 sheep on each of the following commons: Lan Fawr and Waun Llech, Mynydd Llangattwg North of Beaufort and Brynmawr and Mynydd Llangynidr, Crickhowell. The land also has hill grazing rights on Buckland Manor Common (Tor-y-Foel) as part of the Llwyn-yr-êos registration at approximately 4 ewes per acre. The right to graze has not been exercised recently.

There will be no Single Farm Payment elements included in the sale. However, the land is available for the 2008 claim period.

DIRECTIONS
Llangynidr is situated on the B4558 back road from Brecon to Crickhowell and can be approached either from the A40 near Bwlch via a narrow bridge or from Llangattock to the east or Talybont to the west on the B-road. On the western edge of Llangynidr is the public house called The Coach & Horses. Proceed west towards Talybont from here for 250 yards and there is a sharp turn to the left, over the canal. The land is on the left after you drive from the bridge and before Llwyn-yr-êos drive.
