DESCRIPTION
Ty Phillip, Llanbedr comprises a small dilapidated stone building that was once a cottage standing in about 9½ acres of land in a wonderful unspoilt location. The cottage, has for many years, been used as an agricultural building but there are remnants of its original character still evident. Alongside is a large static caravan which has been in place for over 30 years, two large paddock areas and an area of mature, mainly coniferous woodland. The land lies in the pretty Cwm Banw Valley, which leads into the Grwyne River, a mile north of Llanbedr.
LOCATION
Ty Phillip is located about 2½ miles north of Crickhowell at Grid Reference SO230230 in the glorious southern slopes of the Black Mountains with Pen Cerrig-calch to the south west and the beautiful Grwyne Valley to the east.
DIRECTIONS
From Crickhowell, take the turning near the fire station for Llanbedr. Drive for 200 yards and then turn right at the small roundabout. After a further two hundred yards, turn left and drive out of Crickhowell in a northerly direction. Stay on this road for approximately 1 mile until you come to a junction signposted Llanbedr. Carry straight on for a further 1½ miles until you come to a triple fork in the road near a pretty cottage where you turn left up a ‘no through road’ and drive for a further ¼ mile to the property passing a cottage on your right. The track gets slightly bumpy towards the end and a sturdy vehicle is advised.
THE STONE BUILDING
This was apparently once a cottage but has now for many years been used as a simple agricultural store. It comprises one single rectangular room approximately 5.6m x 4.85m with part stone slab flooring, three openings, remains of the old staircase and part plastered walls. The building is single storey in height and sits in a wonderful location overlooking the stone walls of the field below with views to the distant hills.
THE MOBILE HOME
Adjacent to the above is a static mobile home which has been in situ in excess of thirty years. We understand that no rates have been paid on this structure, but it has been used for occasional residential purposes for many years. Alongside is a further corrugated iron building.
THE LAND
This is a mix of pasture and woodland with a large stand of softwood timber which was planted some forty years ago. The land is bordered by a lane to the north east, common land to the south west and farmland on the other two sides. The property provides a haven for bird and wildlife who also enjoy its complete tranquillity.
