Affordable Dwelling Granted on Appeal Which Changes Status of Settlement

McCartneys LLP Planning and Survey department have obtained full planning approval for the erection of an affordable dwelling within the rural settlement of Pantyffridd, following a successful planning appeal. This significantly changes the status of the settlement.​​​​​​​

McCartneys were instructed by clients to obtain planning permission for a new affordable dwelling in the village of Pantyffridd, which is a rural settlement near to Berriew.

Powys County Council planning department only allow exemption dwellings to be built within rural settlements, of which Affordable dwellings are one of the options. During the planning process the planning department refused the application as they believed that Pantyffirdd did not have 10 closely clustered dwelling complying with policy (not restricted dwelling, barn conversions etc)

Following detailed research into each properties planning history we were able to prove that there were in fact 10 dwelling classed as unrestricted, and therefore planning should have been granted the first time. Powys planning offered no argument against the data provided, and the planning inspector agreed with our findings given the extensive data submitted.

The proposals provide a local family with an affordable dwelling on a site located within the rural settlement of Pantyffridd.

Significantly this sets a precedent for the settlement, which now classed as a rural settlement, rather than open countryside which Powys’ original decision determined. This allows affordable dwellings to be built to enable local people to remain within the area.
