But it’s Winter I hear you cry!
Despite the Winter months now being upon us, I can’t recall a year when property stock levels have been so low yet demand from purchasers so high, which has inevitably resulted in a glut of buyers still actively looking for property at this time of year.
So what are the benefits of trying to sell your property this Winter?
Better quality buyers: If a potential purchaser is making the effort to come and look at your property on a cold Winter’s day, you know that they are pretty serious straight away, not perhaps like some of the ‘tyre kickers’ that you may find looking at houses in the spring and summer months.
Less competition: Fewer properties come on to the market in Winter as a rule, so why not take advantage of that? If you wait until Spring to put your property onto the market you are instantly competing with everyone else who has had the same idea and buyers will have so much more to choose from. Buck the trend, stand out from the crowd and beat the rush, get your property on now!
Brexit: At this point in time people are still buying readily and prices are holding up. The property market thrives on confidence and as Brexit negotiations deepen there is of course a possibility that uncertainty could also deepen, resulting in the market slowing down. No crystal ball here of course, but why take the risk? If you want to sell, take advantage of the current strength in the market instead of waiting until Spring when things may not be quite as positive.
Put yourself in the driving seat: If you sell your property this side of Christmas, average time to complete on a sale is about 10 to 12 weeks, so you will likely have the cash in the bank in February – March time. This puts you in an ideal position to pounce on your new dream home and gives you serious bargaining power as a cash buyer!
With our Newtown office selling (STC) 80% of the new instructions which came onto the market in October and our Welshpool office selling (STC) 100% of the October instructions as well as a large amount of the existing stock, we really do need more property to put onto the market to keep up with demand from buyers!
