Right To Rent 2016 – Lettings Update

As 2015 came to a close we saw several changes for the lettings market bringing in new rulings as of October 1st. These changes were in respect of carbon monoxide / smoke alarms in rented accommodation along with grounds for landlords regaining possession of their properties.

Now in 2016 with the continued demand for rental accommodation usually further legal requirements are not far around the corner and this year is no different!

Therefore, as of February 1st 2016 all incoming tenants over the age of 18 living in rented premises, must now have their identification checked, along with their immigration status, to confirm that they have the right to rent property.

This new legislation in force will mean that landlords more than ever should use a reputable lettings agent when securing new tenants to ensure they are meeting the legal requirements now set out.
