- LAND AT COLEBATCH
The land at Colebatch gives prospective purchasers an excellent opportunity to purchase a sound block of arable and grassland with good cropping and stocking capabilities in this renowned farming area of South Shropshire.
The land extends to approximately 145.78 acres est. of productive arable and grassland and is predominantly contained within a ring fence. The land would have diverse cropping opportunities and in recent years the land has grown good crops of grass and cereals.
The land has good access from council maintained roads and via a network of field gates. The land is laid down to a mixture of arable and grassland, which is generally level to gently sloping. The land is divided into conveniently sized enclosures and bounded by mixed species hedges or post and netting fencing. The land has the benefit of natural water supplies with the opportunity to connect to a mains supply, subject to water authority regulations. The land has been maintained and farmed to a good standard in recent years. The land is classified by Defra as grade III and lies between approximately 165 and 250 meters above sea level. - LOT ONE
Lot One comprises of approximately 75.39acres of land enclosed within a ring fence and a 45ft x 22ft open sided steel portal frame building with earth floor, under a corrugated roof.
The land contained within Lot One is currently laid down to grassland and arable cropping and is bounded by mixed species hedges and post and netting fences. The land is gently sloping and has good access off the council maintained road from Bishops Castle to Clun. Lot One offers good livestock grazing and productive arable land split into conveniently sized parcels.
- LOT TWO
Lot Two extends to approximately 52.38acres contained within a ring fence and directly adjoins Lot One. Lot Two is a good block of pastureland with road frontage.
The land is contained within five field enclosures, mainly bound by mixed species hedges and post and netting fencing. The land has access off the council maintained road running from Colebatch to Cefn Einion and the main road from Bishops Castle to Clun.
Subject to necessary approvals the land could possibly be placed into an arable rotation, if required.

- LOT THREE
Lot Three comprises of a single parcel of land extending to approximately 1.70ha (4.20 acres). The land is currently in arable cropping and has roadside access. The land is bound by mixed species hedges or post and netting fencing.

Lot Four is a single parcel of pasture land comprising approximately 13.81acres, with a brook providing a natural source of water along the north eastern boundary. - GENERAL REMARKS & STIPULATIONS
The land at Colebatch, Bishops Castle, Shropshire is situated within South West Shropshire, mainly adjoining the A488. Each lot has direct access to a council maintained road, running from Bishops Castle to Clun or Colebatch to Cefn Einon.
From Bishops Castle take the A488 towards Clun. Proceed along the A488 for approximately 1 mile until you reach Colebatch. Lots 1 and 2 directly adjoin the A488 and Lots 3 and 4 are accessed from the road towards Cefn Einon. The lots will be marked by a McCartneys for sale sign. The land is not entered within any environmental stewardship agreements.
- BASIC PAYMENT SCHEME
The land is registered with the Rural Payments Agency for Basic Payment purposes. The land is situated in the Non SDA region of England for Basic Payment purposes. No Basic Payment Entitlements will transfer with the sale of this property.
- SPORTING RIGHTS
Sporting Rights will be included in the sale of each lot as they are owned by the vendor.
- MINERAL RIGHTS
Mineral Rights will be included in the sale of each lot as they are owned by the vendor.
All standing timber is included in the sale.

We are informed that mains water is available for connection in the public highway by Red House Farmstead. Prospective purchasers are to make their own enquiries to Severn Trent Water regarding a connection.
If required, a right will be permitted for the purchasers of Lots One and Two to connect to mains water subject to Severn Trent Water regulations.
A right will be granted in favour of Lots One and Two over the vendors retained land to lay a water pipe to connect to the mains supply and for future maintenance purposes. Lot One will also have the right to pass over Lot Two for the same purposes.
Prospective purchasers will be responsible for full reinstatement of the land where the water pipe runs and all costs associated with connections to the mains supply which must be separately metered.
We have been informed that the property is sold freehold with vacant possession. Vacant possession will be given on completion of the sale of each lot.
