Pre Planning Application Consultation

In Wales since 1st August 2016 developments have to carry out consultation before making planning applications which meet the following criteria:

  • The development is carried out on a site which is of 1 hectare or more
  • Housing development of 10 or more dwelling, or where the site area is of 0.5 hectares (where the number of houses is not known)
  • The provision of building(s) where the floor space exceeds 1000sqm

The minimum period of public consultation is 28 days following which a summary of all the issues raised must be provided as part of the planning application submission. The developer must also confirm whether and if so how these issues have been address.
