The land extends to approximately 80.36 acres (32.52 hectares) and is available as a whole, or in two lots. Approximately 33acres is currently in arable rotation, with about 45 acres of pasture land as well as river and brook frontage.

The land is situated in Northwest Herefordshire bisected by the parishes of Kingsland, Eardisland, Monkland and Stretford. The land benefits from roadside frontage onto the A4110 near to the River Arrow about 4 miles East of Leominster and 14 miles North of the City of Hereford.

Lot 1
The land outlined in red extends in total to approximately 60.95 acres (24.66 hectares) of mostly large flat pasture fields that have been conventionally farmed with some inputs applied to most of the land. Two fields are currently arable and more has been arable in rotation historically. The land benefits from a natural water supply and has direct access to the A4110 and from an unclassified road where there is a holding area at the end of the sling. The River Arrow runs along the northern boundary and Moor Brook also passes through the land. The land is within a Nitrate Vulnerable Zone.

Lot 2
The land outlined in blue extends in total to approximately 19.41 acres (7.85 hectares) of arable land in two productive fields with road frontage to both on their southern boundaries.The land is within a Nitrate Vulnerable Zone.

There are no mains services connected. Lot 1 has a natural water supply, and it is believed that there is a mains water supply along the A4110.

Freehold with Vacant Possession subject to the rights reserved by the Vendor to harvest and remove the 2022 crops from the land.

The purchaser shall be deemed to have full knowledge of all boundaries and neither the vendor nor the vendor's agents will be responsible for defining the boundaries or ownership thereof. If purchased separate from Lot 2, the purchaser of Lot 1 will be required to erect within one month and maintain stock proof boundaries against Lot 2.

Basic Payment & Stewardship Schemes
There are no Entitlements included in the sale. The Vendor will claim and retain the 2022 Basic Payment Scheme Subsidy. The Purchaser(s) must indemnify the Vendor for any breaches of Cross Compliance and Basic Payment Scheme rules for the remainder of the Scheme year. In so far as we are aware the land is not the subject of any Environmental Stewardship Scheme.

Fishing & Timber Rights
In so far as it is owned all standing timber is included in the sale. The vendor reserves the fishing rights but they may be available by separate negotiation.

Mineral Rights
In the Herefordshire Minerals and Waste Local Plan, Publication Draft, Site Allocations, November 2020 the land is shown as having Mineral Reserves of superficial sand and gravel from sub-alluvial River Terrace deposits. There will be a reservation to the Vendor for 40% of the net value of the minerals if extracted within a forty-year period of the date of acquisition.

Wayleaves, Easements & Rights of Way
The property is sold subject to and with the benefit of all easements, quasi easements, wayleaves, and rights of way both declared and undeclared. There is a mains oil pipeline across Lot 1 and an electricity power supply mostly across Lot 2.
