Description:
Pen Y Lan wood covers 18.53 acres of land just north-west of the village of Clyro and straddles the quaint Clyro Brook, one mile from Hay on Wye. The woodland is fully stocked with both commercial conifer and native broadleaved trees and contains areas of natural tranquillity and impressive forest stands. The property benefits from roadside access and a natural water source.

Pen y Lan wood stands in the beautiful Welsh Marches and would have been well trodden and documented by the Victorian diarist, Francis Kilvert, curate of Clyro in the 1860s. It overlooks the River Wye, being only a mile away from the busy and popular market town of Hay on Wye. The property comprises 18.53 acres of sloping and undulating land, well stocked with a variety of both mature, commercial conifers and native broadleaf tree species. A felling licence is in place for trees on the southern side of Clyro Brook and a new owner would have the option of thinning or felling this area and to thin or fell trees north of the brook, (subject to an additional licence). Replenishing the tree stock could be achieved by natural regeneration or by replanting with broadleaves or conifers. Pen y Lan wood benefits from direct access from the council road.

Location:
The woodland is situated on the outskirts of Clyro on a council-maintained road that leads to Painscastle and Rhosgoch and can be found on the right-hand side after passing Begwyns Bluff for 0.2 miles.

Directions:
Heading from Hay on Wye, head over the bridge from Broad Street on the B4351 towards Clyro. After reaching the junction, turn right onto the A438 and then left immediately after, travel half a mile up the hill past Clyro Church and Begwyns Bluff and you will find the property on the right-hand side. Access by foot is over the double gate.

Species:
The woodland contains the following tree species: Douglas Fir, Western Hemlock, Sitka Spruce, Japanese Larch, Poplar as well as Ash, Elm, Alder, Hazel, Hawthorn and Holly.
