
NOTICE TO PROSPECTIVE TENANTS - CONFIRMATION OF FEES (ENGLAND)
If you wish to view a property you will be required to complete as Pre-application form.
Should you wish to apply to rent a property available through McCartneys LLP before your application can be processed you will need to pay us a Holding Deposit equivalent to one weeks rent for the property you are interested in.
Example – Monthly Rent £500 – Holding Deposit = £500 x 12 ÷ 52 = £115.38
Once we receive your holding deposit, current legislation stipulates that the necessary paperwork should be completed within 15 days or a longer period to be agreed.
If at any time during this period you decide not to proceed with your tenancy then your holding deposit will be retained by McCartneys LLP. Also if you unreasonably delay in responding to any reasonable request made by McCartneys LLP or you have provided us with false or misleading information as part of your pre application or tenancy application, or if you fail any of the checks which we are required to undertake under the Immigration Act 2014 then your holding deposit will not be returned.
Each prospective tenant will be required to complete an Application form which will then be passed to Rent4Sure Referencing Service. This reference will check your credit history, confirm details of your income and where applicable obtain references from your current landlord. Please note that submitting an application does not automatically mean you will be accepted for the property, the status report will be passed to the landlord for a final decision.
If the Landlord decides not to offer you a tenancy for reasons unconnected with the above then your Holding Deposit will be returned within 7 days. Should you be offered and you accept a tenancy with our Landlord then your Holding Deposit will be credited to the first month’s rent due under that tenancy.
If your application is successful then a Deposit equivalent to five weeks rent will be payable to be held by the Deposit Protection Service together with the first month's rent in advance. These will need to be cleared funds on or before the commencement of the tenancy. Please note that all Assured Shorthold Tenancies are for a minimum period of six months.
If you are considering sharing a property please note that all parties named on the Tenancy Agreement are jointly and severally liable to comply with the stated terms within the agreement.
Other Fees Payable
Early Termination fee within the fixed term Equivalent of one month’s rent + VAT
Payment for Variation, Assignment, Novation at the tenants request £50 Including VAT
Default Fees ie. Replacement Keys/Security Locks £50 including VAT
(These will be listed in your tenancy agreement)
Applications from persons under the age of 18 will not be considered.

TENANT FIND SERVICE ONLY – One Months Rent plus VAT
Example – If monthly rental is £375 then our fee to find a tenant would be £450 including VAT
This service includes
• Full marketing and advertising package
• Guidance on legislation
• Producing a full written schedule of condition and photographic inventory.
• Full credit checks/references on prospective tenants
• Drafting of an ARLA tenancy agreement
• Registering the deposit with The Deposit Protection Service
• Check in appointment with tenant
Additional Fees
To serve Section 21 Form 6A notice on behalf of the Landlord £180 including VAT .
Hourly Rate for dealing with insurance claims £60 including VAT
Hourly Rate for dealing with Dispute Resolution Service £60 including VAT
End of Tenancy Check out £180 including VAT
To serve a Rent Increase Notice £60 including VAT
Property Inspection if required during tenancy £60 including VAT
TENANT FIND AND FULL MANGEMENT SERVICE – between 75% and 100% of the monthly rent plus VAT + Management fee of between 10% and 15% of the monthly rent + VAT monthly thereafter
Example - Based upon 75% fee - If monthly rent is £450.00 then our initial fee would be £405 and then 12% of the monthly rent plus VAT thereafter - £64.80 per month.

• Regular inspections of the property
• The collection and monitoring of rent (please note that we cannot guarantee rental payments however the credit referencing company we use called rent4sure do offer this insurances to Landlords)
• Arranging and overseeing of maintenance issues.
• End of tenancy check out appointment

• Arranging periodic safety checks.
• Serving Rent Increase and Section 21 Form 6A notices.

Should you wish to apply to rent a property available through McCartneys LLP each prospective tenant will be required to complete an Application form which will then be passed to Rent4Sure Referencing Service. There is a non-refundable charge for this referencing service as follows:
£35.00 plus VAT (£42.00)
In some cases we may require an alternative type of reference and the charges for these are as follows:
£14.00 plus VAT (£16.80)
First guarantor application is free
£35.00 plus VAT (£42.00)
In addition if your application is successful there is an administration charge of £125 + VAT (£150.00) for drafting the tenancy agreement – this fee is per property not per person.
